Nothing is worse than having your home sit on the market for months on end, having open house after open house, showing after showing, then having to go through several price adjustments and then having the market dip even further from when you listed your home and Ultimately selling your home for hundreds of thousands lower than your original List price.   I saw this exact scenario played out right next to me.  My neighbour Listed their home early Spring of this year.  Initially they Listed for too high (which many home owners do and it proves to be a mistake as home buyers won't even look at Listings that are not close to market value) so the home sits.  As did my neighbours.  So after a month on the market they decided to reduce but it was too little too late as the market fell therefore they missed the mark.  They ended up selling this fall after reducing 4 times for much less then they should have.  Had they listed it for market value from the get go and had their home decluttered and added some touch up paint.  It probably would have sold within the first 3 weeks for top dollar.  The house was lovely, in a great area and on a no thru street, but as they had lived their over 20 years and this had been their family home they had a lot of furniture and stuff that should have been cleared away prior to the Listing.

Now after the couple has sold I see people coming by and leaving with furniture.  As they were ulitmately down-sizing this should have been addressed prior to Listing the home.  Removing or putting furniture out of the way in the garage etc. is a important step in decluttering to making the home appear Open and Spacious.  These little details go a long way in having a home show it's best.
